Brotherton House is a much loved heritage asset in Leeds city centre and Study Inn – in a joint venture with owners J Pullan & Sons – and bring it back to life. The scheme is to refurbish Brotherton House and built a new block to the side, creating 250 student beds, plus 3 floors of teaching space which will enhance the mix of activities on the site. The scheme also creates generous landscaping to the public realm around the site and will greatly improve safety and connectivity to this forgotten corner of Leeds. Set for completion 2022. 


Brotherton House is a non-designated Heritage Asset and as such is not protected in the same way as a Listed building. Nevertheless, there was a desire from the outset to preserve as much of the physical aspects of heritage interest within the building, which is a unique example in Leeds.

Leeds Civic Trust

As part of the planning process Cunniff Design presented the scheme to Leeds Civic Trust and found the consultation process very useful. From the initial ideas, they were able to help us configure the scheme
